Teton County Library Board Meeting
Continued from July 21, 2011

Board President Lisa Delaney reconvened the continued meeting.  The purpose of the meeting is to review the GMP (Guaranteed Maximum Price) from the library contractor for approval and addition to the CMAR contract.  Attending were board members Bill Wotkyns, Clark Heindl, and Nancy Guthrie on the phone.  Also present were Director Deb Adams, Foundation Executive Director Missy Falcey, Ben Aufderheide and Christian Earl from GE Johnson, Stat Zaist, Library Assistant Project Director, and Dail Barbour, Facility Manager.
Deb gave a short introduction to the process used by GE Johnson to provide the number.  Some areas have been bid and are solid numbers; the others have been reviewed informally by contractors in the field based on their review of the 100% construction drawings and their experience with current costs.  The technology piece is somewhat in flux as we suspect the numbers for the current design may come in high.  The first priority for the technology installation and upgrade is flexibility and it may be a combination approach of floor and ceiling access based on the final bid numbers.  All bids should be done by mid September.
Missy expressed some concern in terms of the Foundation getting enough information to talk to some seasonal resident donors this summer.
The board had a few questions about contingency funds, there is some contingency for the contractor and the owner.  Stan added that the bids that have come in so far are about 12% below the estimate so we can hope that is an indicator for the rest of the bids.
Clark moved to approve Change Order # 1 to AIA Document A133 Dated May 19, 2011 in the sum of $7,573,109.00 which is the total of $5000.00 for preconstruction services plus the GMP of $7,568,109.00.  Nancy seconded, all voted in favor.

Clark moved to adjourn the meeting at 5:30PM
